The Novosad Team, LLC is part of a group of agents from across the country using a trademarked marketing program called “Certified Pre-Owned Homes.” Bottom-line, we think it helps our sellers sell their homes faster, at a better price, and with less rancor during negotiations.
For sellers who opt into this program, it means doing three things: (1) Getting a full home inspection along with a radon and pest report, by an ASHI-certified inspector before the home hits the market. (2) Repairing any major health and safety issues that are found. (3) Day of closing, giving the buyer a $405 Home Warranty Plan to provide 12-months of protection and peace of mind on major mechanical systems.
The program is similar to what auto dealers do in selling newer, pre-owned vehicles which they "certify" before hitting the lot. It takes some of the guess-work out of buying a home, and de-fuses the entire inspection process. Presently, real estate contracts involve two sets of negotiations: one on initial price and terms, the second 7-10 days later after inspections are done.
Certified Pre-Owned Homes stand out to buyers and give them more confidence in the property. It separates your home from the competition. We market the distinction in MLS copy, flyers, print or on-line ads and with sign headers. Buyers have full access to the report on-line, may accept it without doing another of their own, or are welcome to pay for their own inspections as is normally done.
We ask sellers to address all major health and safety issues that are flagged on their inspection report. These are the hot buttons that should be addressed first in a real estate transaction. There still may be “deferred maintenance” items noted on the report, which you also can address to reduce as many objections as possible.
Full home inspections, along with radon and pest reports, normally cost between $500-$650.
